Summary:

As more Australians want to make financially responsible financial decisions, green loans and ethical lending are becoming popular. Leading the effort are financial institutions such as Adelaide Bank, Bendigo Bank, and Bank Australia, which support legislation and initiatives that advance social and environmental objectives. Green loans are intended to finance energy-efficient construction projects or environmentally friendly home improvements. They are often provided with flexible terms and reduced interest rates. You may make a difference without compromising your financial sense by working with a mortgage broker who is knowledgeable about these possibilities to assist you locate lending options that fit both your values and your budget.

With an increasing awareness of environmental impact, the mortgage sector is adapting to more sustainable lending practices. Green loans and ethical lending are gaining popularity among homeowners and investors looking to reduce their environmental footprint.

78% of Australians would consider switching banks if they discovered their money was funding industries that harm the environment or society according to a 2022 YouGov Survey.

Meanwhile, the green loan market in Australia continues to grow. The Clean Energy Finance Corporation (CEFC) has already financed over $2 billion in green loans, and this figure is expected to rise significantly by 2030. Australia’s commitment to the Net Zero Emissions by 2050 goal will likely accelerate this growth.

But how do you know which banks are deemed ethical? How do we understand the incentives and requirements of green loans? Let’s take a look.

Ethical Lenders

An ethical lender is a financial institution that aligns its lending practices with environmental, social, and governance (ESG) principles. They avoid investing in industries harmful to the environment or society, such as fossil fuels, weapons manufacturing, or gambling.

The big four banks in Australia and international banks, lend large sums upwards of $9.8 billion to fossil fuel industries. The largest being HSBC lending almost $200 billion! (Market Forces)

It’s important to read between the lines. Some banks may state they don’t lend to fossil fuels, but they may be too small to do so even if they wanted to. Whereas qualifying financial institutions take a stance on the topic.

Bank of Australia is a great example of a sizable financial institution who is publicly against lending to corporations which harm the environment and are committed to taking action on climate change. It’s a big part of their overall brand and a unique differentiator for them.

There’s a strong demand for ethical lenders, with 86% of Australians expect their bank to be invested responsibly and ethically.

Ethical lenders have certainly capitalised on this trend, with key players like Bank Australia, Bendigo and Adelaide Bank leading the charge.

Thinking about switching to a more ethical lender? Consider the other benefits:

  • Environmentally responsible investing: lending money to promote a more sustainable future
  • Support socially responsible projects: Bank of Australia has invested $1 billion in affordable housing initiatives helping address the growing housing crisis.
  • Transparency: ethical lenders provide full disclosure of where their investments are allocated.

A common misconception is that ethical lenders are always more expensive which is not the case. It’s important to compare options and see what works for you and your requirements. You can find out more here.

Green Loans

A green loan is specifically designed to finance energy-efficient homes or eco-friendly improvements. Unlike traditional loans, green loans are typically offered with lower interest rates and longer repayment terms, making them an attractive option for homeowners committed to sustainability.

For example, Bank of Australia offer a green loan at a rate of 5.88%, on average 20-30 basis points lower than a standard loan equating to an approximate $100 a month savings interest rate alone.

Opting for a green loan offers several advantages:

  • Lower interest rates and tax incentives
  • Reduced energy consumption equating to significant savings on utility bills
  • Favourable repayment terms improving financial security

However, a green loan is not as straightforward as installing solar panels on your property. There’s a qualifying system called NatHERS rating. The property will need to rate 6-7 stars (out of 10) to qualify for a green loan, but this differs from state to state. It’s important to understand the varying qualifications for the state you’re based in.

It’s worth nothing, changes to the National Construction code in 2022 raised the minimum energy efficiency building standards for new homes from 6 to 7 stars in Victoria.

We’ve noticed a growing demand in clients interested in ethical lenders and green loans and expect this to continue as more investors prioritise sustainability.  Government regulations and consumer demand are likely to push lenders towards offering more green financing options. Additionally, technological advancements in home efficiency will continue to create new opportunities for eco-conscious borrowers.
